    4 Items to Consider Before Building a New Home in Goodyear AZ

    The west valley of Phoenix is a hotbed of new home construction this year.  Drive through the west valley and you will see new home builder signs all over the sides of the road.  Our clients often ask:  Where do we start?  Which builders are better?  Which communities are more suitable for our needs?  Should we just walk through the models and register with the builders to get more information?  Should we still consider resale properties in our search? If you’re just starting your search to build a home in Goodyear, consider this information:

    1. Time Frame:  When Do You Need the House?

    Expect 4-6 months for the home to be finished.  In some cases, it may be a little longer. The Goodyear AZ builders are working with these time frames currently.

    If you don’t have that much time, you may want to consider a “spec” or “move in ready” home that is already finished.  Most builders keep one or more “spec” homes in their inventory at all times.  Sometimes these are homes that were built for another client, but the clients’ financing fell through or the deal fell apart for other reasons.

    You may also want to consider looking at resale homes that are “like new”.  Sometimes people build new homes and then end up having to move within months or a year.  These “lightly-lived in” homes can be a great buy.
