4 Items to Consider Before Building a New Home in Goodyear AZ

The west valley of Phoenix is a hotbed of new home construction this year.  Drive through the west valley and you will see new home builder signs all over the sides of the road.  Our clients often ask:  Where do we start?  Which builders are better?  Which communities are more suitable for our needs?  Should we just walk through the models and register with the builders to get more information?  Should we still consider resale properties in our search? If you’re just starting your search to build a home in Goodyear, consider this information:

1. Time Frame:  When Do You Need the House?

Expect 4-6 months for the home to be finished.  In some cases, it may be a little longer. The Goodyear AZ builders are working with these time frames currently.

If you don’t have that much time, you may want to consider a “spec” or “move in ready” home that is already finished.  Most builders keep one or more “spec” homes in their inventory at all times.  Sometimes these are homes that were built for another client, but the clients’ financing fell through or the deal fell apart for other reasons.

You may also want to consider looking at resale homes that are “like new”.  Sometimes people build new homes and then end up having to move within months or a year.  These “lightly-lived in” homes can be a great buy.

2. Value, Quality, Location, Design, and Upgrades

Wow.  There is a lot to consider when building a new home. There are a few quality builders in Goodyear whonew homes goodyear offer a lot of square footage, have fabulous designs, and offer upgrade bonuses with reasonably priced lots.  However, perhaps the location is not where you desire to live.  Or maybe there is a prime location, say…on a golf course lot, but you will have to sacrifice on upgrades and value due to high lot premiums or fewer builder incentives.  These are all considerations you will wrestle with as you decide your dream community and builder design.

3. Model Homes: Where to Begin?

It seems like a great idea to hop in the car on a Saturday morning and visit model homes.  It’s fun! We do it ourselves to keep up on the inventory and market in Goodyear.  Please read this article prior to touring the models.: Why Use a Realtor When Building a New Home?  It may save you money and hassle in the long run.

As new home builder buyer reps, we’ve seen our clients have wonderful experiences with their builder, and we’ve seen some clients have not so wonderful experiences.  You want to make sure you have a real estate agent representing you when you first visit the model.  If you register without an agent, you will not be able to hire an agent later on – unless you pay them yourself.  If you register on your first visit to the builder with an agent, the builder pays the commission to your agent and you have an advocate and a representative to guide you through the process.

4. New Homes in Goodyear – Why Schedule a Tour

One service that your agent may provide is a personalized tour of the model homes.  We schedule private model home tours with our clients based on their needs and desires.  If we know your “must haves” and “must not haves” and your “wish list”, we can personalize a tour to all of the builders that can help make this happen for you.

Whether you want to live in Palm Valley, Estrella Mountain Ranch, south of the I-10, or north or west towards the White Tank Mountains all the way into Surprise, Peoria or Waddell, we can help.

Currently there are 26 new home communities (and 3-4 model homes per community) in Goodyear AZ.  Navigating your way through the communities can be a daunting task.  If you hire a knowledgeable new home real estate agent from the beginning, you will save yourself both time and money.
