Homes in Goodyear gated communities got a big boost in 2014 with the average “sale price/square foot” rising to nearly $145. This figure tells us that buyers are willing to pay nearly $44/square foot more for the added benefits of living in a gated community. Homes in non-gated communities sold at an average of $101 per square foot.
In 2013, the average “sale price/square foot” of homes in Goodyear’s gated communities was $132.90.
The highest price per square foot sale price for a home sold in a gated community during 2014 was located in Sarival Gardens custom community. 16470 W. Papago Street offered 4 bedrooms, 3.5 baths with 4,029 square feet of living space on a 45,717 square foot lot. The home has a 1+ acre lot, a gorgeous guest casita, and mountain views. It closed for $785,000 or $194.83/square foot.
